If you are thinking of buying a home in Central Florida, Orlando, Seminole, Volusia, or Lake county, beware of the septic system!
Usually before you buy a home it is inspected, tested to ensure you don’t get stuck with any hidden cost. Since the septic system is buried underground, testing is limited. A residential septic system is an on site waste management system that takes in waste water. It separates the raw sewage from the liquid effluent, the waste is broken down into sludge and the liquid effluent is treated and disposed of through the drain field.
Asking a few questions about the septic tank can save a ton of money and frustration down the road.
Where is the septic system located?
How old is the septic tank and drain field?
What kind of repairs and service have been done on the system?
When was the last time the tank was pumped out?
If the previous owner doesn’t know where the septic tank is located and they have lived there for some time, the odds are the septic system was not taken care of properly.
Once you move in, realize it is important to have the septic system inspected and the tank pumped on a regular basis. Here are a few important things to know about your septic tank.
Cleaners, Detergents and Chemicals: When these items are put down the drain they can cause a potentially hazardous situation by killing the bacteria essential for decomposing solids.
Grease: Not only does grease clog pipes, it filters into the drain field and makes it very difficult for it to absorb water. If the water coming from the septic system cannot be absorbed in the drain field, it will have to be replaced, which can be very costly.
Non-Degradable Materials: These materials consist of kitty litter, coffee grounds, feminine products, and even paper products such as paper towels. These items are difficult to decompose, if they decompose at all. Materials from the garbage disposal also filter into the septic tank so use it carefully. Though the items in the garbage disposal can usually decompose, it can cause the tank to fill up quickly.
Drain Field: The drain field is soft, so don’t drive or park on top of it, you can damage the pipes. Also, don’t plant trees to close too it, the roots can grow into it and cause a host of problems.
